This 1931 Spanish home blends character details with modern ease. It sits on a full street-to-street lot with beautiful views of the cascading falls of the Rowena reservoir from the kitchen, dining room and backyard. Incredible curb appeal enhanced by ornate, colorful tilework, mature landscaping and custom woodwork and rows of palm trees set in the backdrop, the entry leads to a tranquil front courtyard perfect for enjoying morning coffee or afternoon cock-a-tales. A custom front door with speakeasy grill opens to 1930s-character details such as archways, built-in bookshelves, a high coved ceiling, a grand picture window, hearth design and refinished tongue-and-groove hardwood floors. The oversized living room is a dream for hosting and entertaining as it flows into the dining room and backyard taking full advantage of the views of the water. The light fixtures and custom cabinetry of the kitchen add a modern touch that compliments the original Spanish detail. A powder room, and two bedrooms, each with its own custom designed bathroom from the tile to the Venetian plaster work, fill out the remainder of the main floor while the lower level can be used as a den, home office, art or music studio, or guest bedroom. In addition, the spacious enclosed backyard features lemon, lime & pomegranate trees and an open green space separating the main house from the ADU that offers a full kitchen with plenty of storage as well a large open space and a full bathroom. It’s a beautiful transformation of a nearly 100-year-old home into something that feels both old and new. |

DeleteInstead of a cruel and deceptive pipe dream.
It feels light and airy and open. Nice! I'd cut back a bit on the blue cabinets, though. And probably put in a pool to enjoy that gorgeous and private backyard. 😁

It has a lot of lovely features.
ReplyDelete🏝 Feels like home to me! I would add some color to the little powder room. And I would have to repaint the kitchen and front door...I am not a fan of blue in my home. Maybe a deep, dark, earthy orange.
ReplyDeleteI would like being in the Los Feliz/Silver Lake area (even though in general I dislike LA). Unfortunately, my research tells me the Rowena Reservoir (now called Rowena Tank) is closed and fenced off to protect it as a vital water source for the area. That's necessary, but it means you can't go walk around it. Look but don't touch. For this home, I would be willing to deal with disappointment.🤦♀️

ReplyDeleteA few thoughts:
ReplyDelete*Rowena Reservoir-Los Angeles, CA-I have mentioned here before that I lived in LA for about a year, about 15 miles south of here on 64th Street. Los Angeles is full of little gems tucked away in the hillside. I used to wander the neighborhood and discover some of the hidden treasures. And a lot of them were well preserved and taken care of inside and out. A little West of this location, you have the famous Bird Streets.
*Love the home, I could work with it. I love the bold choices of color, but I would have added other colored objects/furnishings to blend the impact of the bold choices. But I do love me some color. And let's beat down some of that white and revisit a different shade of blue for the kitchen. A little too in your face, but I do love the choice.
*The flow of the home is welcoming.
*I would trick out the back yard and add a little more for sun coverage and outdoor entertaining. The front yard landscape is perfect for LA weather and water conservation-xeriscape.
*Love the mother-in-law suite in the back. Perfect for guests. When I lived in LA, this was common. Folks would rent out the spaces. Some of them were elaborate.
The exterior photo had me excited, but I'm left feeling cold after looking at the interior. There is no colour, no personality in those rooms. Even the bright blue cabinets look cold...maybe I'm thinking too much about winter but it appears it could snow in there and not be our of place.
ReplyDeleteThe back yard looks a bit like an after thought. I love the young trees, but again, there is no colour and it just looks almost barren. Definitely not the property for me. :)
