Architecture Wednesday: Highland Park Dutch Colonial

Amid a lush garden of native California plants, this turnkey 1906 Dutch Colonial Revival in prime Highland Park neighborhood is the perfect blend of charming original details and modern updates.

High ceilings and a majestic curved staircase at the entrance flow into light-filled living and dining areas with refurbished original Douglas Fir floors and stained 118-year-old artisan woodwork. Every inch of the designer kitchen was thoughtfully maximized and features soapstone and butcher block counters, custom cabinetry, new wood flooring, a farmhouse sink, and Zia tiles.

The dining area leads into a bonus room, ideal for an office or den, with French doors that open to the rear deck. Fully remodeled bathrooms—one on each floor—feature Mission tilework, while the three upstairs bedrooms enjoy treetop views of the San Gabriel mountains, the Verdugos, and beyond.

Centered around a California Coast Live Oak, the park-like backyard features edible and native plants and is host to an array of butterflies, pollinators, ladybugs, and birds. The front yard was designed by Dune Gardens to evoke the Sycamore groves of the nearby Arroyo Seco.

This green, sustainable home has rainwater catchment and a zoned smart Rachio irrigation system. It is completely gas-free and comes equipped with high-end, all-electric appliances including a heat pump water heater, induction cooktop, washer/dryer, oven, and heat pump central HVAC with 4 temperature sensors and Smart 2-zone Ecobee WiFi controlled thermostat. Systems upgrades include all new electrical panel and wiring, copper water lines, new ducting, and a completely replaced foundation.

The home also comes with a historic Mills Act contract and significant property tax savings. With two private parking spots, this home is perfectly situated between Figueroa and York, a half mile to the A Train and just minutes from area favorites such as Amiga Amore, Kumquat, Cookbook, and the Hermosillo. An incredibly rare opportunity in one of the best pockets of Highland Park.

  1. That's nice. All it needs is some color on the walls.

    1. Buy some paint at the Big Orange.

  2. I'd need a library ladder in the kitchen, and wall ovens, I don't bend over well anymore.

    1. It is kind of a step-stool kitchen, isn't it?

  3. We had an aunt who had a Dutch Colonial. They make for some nice homes. This one is very nice, refreshing to see quality, warmth and well built. The kitchen looks like a fun kitchen for me. And the space in these homes is very well planned. It already has a cozy feel for me. I'm able to block out their furnishings and see the house for what it is.

    1. One would have to look beyond what appears to be futons in the living room!

  4. It's not exactly my taste, but I really do appreciate that the wood casings and moldings have been retained....until we get to the second floor and they've been painted white. Why?
Love that bedroom with the windows spanning the wall!

    1. I painted our woodwork white but then it's not an old historic house and the wood had a red orange tint; I love this dark wood trim here.

  5. Crisp and clean but I would miss my attached garage.

    1. I do like an attached garage, too! Running through the rain to get inside doesn't appeal to me!

  10. A lovely property, with all that woodwork (not painted!), a modern kitchen, and gardens to die for. Too much house for me, but I like it a lot.

  12. Have we seen this before? I love the interiors and is a perfect backdrop for me to add some colorful touches. I love the built-in closet in the bedroom. The wood trim is the perfect shade. And it wasn't painted. The incoming light is perfect. I never liked a dark house. Two quibbles the backyard, and the green mismatched bathroom. The backyard can be turned into a perfect oasis for evening dinners and Saturday get-togethers. The bathroom needs to be less austere.

I love the drought tolerant landscapes and I am obsessed with that green tile.

  13. Highland Park?! Are you serious? Fig and York? I've too many memories of being lulled to sleep by the LAPD helicopters in the late 1970's.

    OTOH Nice light

    1. Nice light for the helicopters???? 😁

    2. At that time they were only using the helicopters at night. The light in the photos has a natural spectrum, not the dirty yellowish hue that could be common in that part of northeastern Los Angeles when I lived there.

  14. That's a very nice house.
Perfect blend of wood and open spaces. Love that they kept the floors and the details. The rooms seem airy and very relaxing. Love that for me.
I even love that subway tile in the bathrooms!

    XOXO

  17. That's a lovely house with good bones. I could cook up a storm in that kitchen, but I'd replace a lot of the furniture and put my big rainbow flag on the wall along with other colorful prints.

    Love,
