Okay, so it’s small, but it’s black; it’s small but has great outdoor spaces; it’s small—just two bedrooms and one bathroom in 1120 square feet—but it’s in the Bay Area, the East Bay, snuggled between Richmond and Oakland, In addition, the midcentury cutie is believed to have been designed by the notable modernist Paul Hammarberg, one of the Bay Area’s most successful midcentury-modern architects.
It's all on one level, all bright, with an expansive living room filled with light from the wraparound windows. A gorgeous floor-to-ceiling cement fireplace is centered between the vaulted, wood-beamed ceiling, and the recently remodeled kitchen has been meticulously designed with modern details.
The downside, for me, just one bathroom, shared between the two bedrooms and the guests; but it’s been updated and light and bright and maybe I could hire a maid to keep it special clean. The upside, the massive two-tiered deck and large natural backyard—little to no mowing. I’d be living outside on those cool Summer days and crisp Fall afternoons. And there might just be room for an addition of a primary suite with a private bath and then it’d be perfection.
Now, I need to scrape up $1.3M.
It is lovely - but over $1 million for that??? In any case, that kitchen would be a definite no for me as it's way too small, even though I like the styling of the house. Just as well I ain't moving then!
ReplyDeleteLocation. Location., Location. And while we have a rather large kitchen now, love that it's so open ... makes t seem larger.
DeleteMid century anything is always my choice. However, it really needs to be in Palm Springs or at the least Twenty Nine Palms to really satisfy me.
ReplyDeleteHaving lived in, and near, the Bay Area, I'm loving the location.
DeleteOkay.. you, sixpence and I must all be on the same page today or something. Of course I absolutely love this, but I'll be honest the outside sold me more than the interior. But I do love the interior. All that space. A stunning fireplace and of course I love the bathroom. The only thing I have to do is that a few accent colored walls, or perhaps wallpaper one wall somewhere. And I love the beaned White clapboard like ceiling. Gives it a beach feeling really.
ReplyDeleteI love a black house, and then throw in a white interior and all that deck space, and it shrieks my name.
DeleteI will, however need a second bathroom!
I will have my people call your people. I love it. Lot's of white but I can deal with that. A little ascent color wall, wallpaper... It's not small for me. My condo is 832 sq. ft. I don't like large places to live. I say if you don't use all the rooms every day in some sort of way then it is a waste. I love this area. I always wanted to live in Emeryville. I am glad it is over the bay because SF has always been a little chilly for me. I can deal with the bathroom situation. It's not like I am going to have guests over all the time. I can deal with a few times each year. I love the idea it is hidden away and when you come in BAM!!
ReplyDeleteOur house in Miami was behind a fence and gate and it was nice walking through that and into the gardens, which will say, were lovely.
DeleteThat said, I need my own bathroom; I don't share with guests.
The one bathroom is nice but needs
ReplyDeleteto be two!
xoxo :-)
Yer preachin' to the choir!

Not enough view for me for that price. Otherwise, I love it.
ReplyDeleteIt's not much of a view house, but like almost everything else about it.
DeleteIt's charming. It's airy. With only 2 bedrooms in that square footage, the rooms are a decent size. Add that primary suite with another bath and I'm in... well not 1.3 million in, but I like it.
ReplyDeleteI'm with you on the bathroom: no strangers in my space. But I love the decks and the back yard.
DeleteI am in LURVE... the bedrooms are tragic, but everything else is my cup of tea... I think. I'd have to occupy that dining area to see... that may not be right for me. But the outdoor area. The size of the house. Lovely. Love the white board ceiling. Kizzes.
ReplyDeleteI take issue with the one bathroom, but I can always add-on, right?
Deletexoxo
Very nice
ReplyDeleteNice 💲💲💲💲 too!
DeleteKitchen too narrow and 2nd bathroom needed like you said. That's a lot of $$ for a small home. It shows well, tho.
ReplyDeleteI guess because the kitchen is open to the main room it feels bigger to me.
DeleteWait what? Midcentury? Bay area? If it weren't for the cool Mill, I'd be there like, yesterday.
ReplyDeleteThe house is fab. Airy and full of light. They had remodeled parts of it, of course. But the entrance and the backyard are total selling points. One bathroom? Very usual in those houses. Yea, an addition is necessary.
XOXO
You and Maddie and I are on the same page; perhaps we pool our resources and time share this bitch?
Deletexoxo
Since I sort of know you two, I don't mind sharing a bitch with you guys!!!!!!
Delete👍🏽
DeleteI love the openness, and light. And a nice size, I would hope for a second bathroom, we are bathroom incompatible.
ReplyDeleteI think most agree ... whomever of us buys it must put n a second bathroom!
DeleteI love how bright and airy it is. And the one bathroom doesn't bother me. Small house means at most, you would only be sharing it with one other person. I think it's a lovely space. I wouldn't mind something like that when I retire in a few years.
ReplyDeletethink it's a great downsize, but guests will have to use the restroom at the gas station down the street! 😳
DeleteYes, this is perfect. Just pack it up and send it over and if you could include the furniture and light fittings that would be great. Thank you.
ReplyDeleteI did not see a floorplan for this one, but I do think the bedrooms are in the front with the living spaces at the back.
DeleteIs there a floorplan available?
