Architecture Wednesday: South Pasadena Carriage House

This is an extraordinarily private, park-like setting that provides backdrop for this South Pasadena architectural compound. It was initially developed from what had been the carriage house of the La Willinda estate—a 1914 design by architect Louis du Paget Millar for lumber merchant W. E. Cooper. The Irish born architect, who was also coincidentally cousin to radio inventor Marconi, was an important figure in early 20th century Pasadena architecture and his legacy is still evident today, most notably along the Arroyo, on California Blvd and Green Street.

The property was recently transformed and expanded by its artistic owners who added a walled addition to the original Millar structure creating a modern kitchen, dining, and living area. It was a careful renovation that drew a distinct line between the original 1914 building and the recent addition, gracefully bridging the gap from the last century to this one.

Large glass doors and windows wrap the high ceilinged and open plan addition that houses a gourmet kitchen with a luxurious mix of finishes and Thermador appliances is at its center. Walnut built-ins, European Oak plank flooring, Italian tile, and vintage mid-century lighting add to its distinctive character and an extensive and detailed updating of the home's systems was undertaken at this same time.

Additionally, a newly-built, detached two car garage and adjoining guest house with full bath + kitchenette establish total privacy from the street where, beyond the circular driveway and front gate, a 40 foot brick entry path is shaded by a pergola and the 90-year-old Wisteria that is woven through it. An updated, heated, and centrally positioned pool further bolsters the property's oasis-like feeling. The surrounding gardens are remarkably tranquil and lush; with meandering pathways, manicured landscaping, and mature Oak, Carob, Podocarpus, Japanese Maple, Olive and Grapefruit trees.

Inside the original carriage house is a large living and dining area with fireplace and wood paneling, while the new kitchen and den are off to the side. On this main level is a powder room, the primary bedroom and bath while upstairs has a large guest room, small nursery/office and luxurious bathroom.

This is a truly unique property, and a piece of history, in one of the most desirable enclaves of South Pasadena and could be yours for a hair over $3M.

  1. YES YES YES! Now this is more me! The outdoor areas are extraordinary. I'd be living out there. The inside is all the space I need. I'm very attracted to house that were either bungalows or carriage houses. I was in love with the kitchen. And what's not to like about the coffered ceiling, all the natural light, and the woodwork? And white! looks clean if you want, or a nice canvas to launch from.

    1. I agree. I love the outdoor spaces and love both the house and the separate office space. And the white is a good place to start ... large pieces of art would be great.

  2. This one puzzles me, the floorplan looks workable, but the images leave me flat. Maybe it is a lack of color, and art. Oh, the ceiling fan in the den desperately needs dusting.

    The outdoor spaces are attractive. Interior looks like two different houses have been somehow patched together. Some of the cabinetry looks like cheap catalog assemble-it-yourself items. I do like the pool and the pergola.

    1. I like the two spaces separated by the pool and outdoor dining and such. I'd be outside all the time. The things about the inside can be patched with paint and art work.

  4. I like it a lot, though I'm agreeing with Travel, it does need more than a splash of color to keep it from looks so stark and sterile.

    1. Most houses the realtor asks top have painted a neutral color so the prospective buyer can SEE the house and not the bold color choices. We did that with out house in Miami and had the inside painted beige and it sold in 4 days.

    Absolutely fantastic. The outdoor spaces are to die for and you know how I love when people transform old buildings. They should have had TONS of dough if this was the carriage house!

  10. South Pas is absolutely one of the best areas around here! This house is gorgeous and perfect for year-round SoCal indoor/outdoor living. If I had the cash, it would be MINE, and all y'all could come visit me! xoxo

    Beautiful home, it needs some color and I would prefer some more period furniture and furnishings befitting the house.
    South Pasadena/San Marino is one of the finest areas in So Cal. The homes there are charming, unique and some are very grand. In town is the famous Huntington Library and Gardens, a must see ! The sunken Japanese garden is incredible.

  13. I love it. Love the light and the big windows. And you will always have me at a carriage house. Love the repurposing of the old. I am not clear on the listing-https://www.redfin.com/CA/South-Pasadena/1510-Chelten-Way-91030/home/7008449. Can you buy the carriage house separate from the main house? I don't think so. Your header says carriage house but the whole place is described as a compound. I see that the whole compound sold for $3,730.000. The pictures displayed seems to be for the whole property. I could easily live in the carriage house. I have never been a big house type of guy. Just give me the essentials and a little room to breath. Of course I would need a house tour to get a feel of the place. The only thing that concerns me at first blush, from the pictures, is that the first floor of the carriage house seems a little tight. The dinning room and living room appeared to be cramped. I have always loved the Pasadena area. It's far enough away from the hustle of downtown LA and some of the areas surrounding it. Of course North of Pasadena is Altadena an historic Black neighborhood destroyed by the fires. South Pasadena is about 8 miles to downtown LA. But as anyone knows who has spent time in LA, that could take about an hour. All in all I love the compound. It has a lot of opportunities to add color, art, and put ones stamp on the place. Clean and classy is the way to go.

    1. The carriage house is the building with the living and kitchen areas. The other building is the garage added after and that's where the office is located. The house, on one side of the pool, and the office, on the other, is the property.

  14. Very nice idea, and looks very liveable. There is a South Pasadena in Florida, but this is the California one. Given its location, $3 million sounds reasonable.
