Architecture Wednesday: Brooklyn Carriage House

This home, a one of a kind converted carriage house in Brooklyn, offers bright, loft like proportions with soaring ceilings, skylights and walls of glass that seamlessly integrate indoor/outdoor living. With three en-suite bedrooms—plus an extra half bath—a massive living area, huge eat in kitchen and the kicker, you’re own private parking garage it’s a winner with a rent of just $9,900 a month!

Now, I grant you that it’s not the most beautiful exterior, unless you’re a lover of graffiti but let’s step inside and see if your mind changes .. after parking and entering through the private garage you are greeted with an entire floor dedicated to living and dining with dramatic 12-foot ceilings, painted exposed brick, mosaic tiles, and a wall of southeast facing glass that offers incredible light throughout the day and there’s even an incredibly distinctive Red Spiral staircase.

The kitchen was designed as the centerpiece of the home for cooking and entertaining, and features over 30 feet of counter space, a 6-burner range with double ovens, four under-counter refrigerated drawers and two under-counter freezer drawers and, why not, two dishwashers.

At the back of the house is the living area with a wall of glass that lets in incredible light from the private courtyard with 12foot surrounding walls that mimic the walls of the living space and create a seamless visual connection between indoors and outdoors; and while it is currently bare in the winter, it transforms into a green oasis during the warmer spring and summer months.

If you head up the Red Spiral stairs you find three en-suite bedrooms as well as a plethora of skylights and windows for more incredible light. The primary suite is at the back of the house and features the same wall of glass as below. The bedroom is huge and fits a king-size bed and plenty of room to spare for the large soaking tub right in the bedroom! The en-suite bathroom is huge with a window and includes a walk-in shower with rain head, a double sink and a toilet and bidet.

The second bedroom suite is at the front of the house and is also a huge king-size room with a massive skylight overhead. This bedroom features a wall unit with built in desk and the en-suite bath has three large windows with a tub with shower, toilet and sink.

The third bedroom is a queen-size room with another massive skylight; the sink and vanity mirror are in the corner of bedroom and the en-suite bath has a large walk-in shower with rain head and a toilet.

Take the Red Spiral stairs down and you find a finished basement, perfect for an art or music studio, kids’ playroom or media-screening room. There is also a half bath and laundry with washer and dryer.

The distinctive mosaic tile throughout the house is radiant heated and feels incredibly warm under foot during the winter months and cool in the summer months thanks to the zoned AC throughout. The house is conveniently located in the heart of Bushwick and is surrounded by amazing bars, restaurants, coffee shops and incredibly close to transportation.

If you’re into lots of color in a very urban environment and have around 10K a month …

  1. I can respect and enjoy the playfulness of this house, but it's not for me. Much to much light for me...a queen likes a tad more mood light, lol. I don't even have to be in the house to know something is off about this space for me...and it's not because it looks like being in Pee Wee's Playhouse.

  5. Too much of that tile! How do you get furniture up those spiral stairs? And refrigerator/freezer drawers? I would never remember which drawer I needed to open for whatever I needed...

    1. The staircase is wide, so you could us that, and then hoist everything else through windows!
      But it is way too much tile.

  6. Good bones, but it feels cold inside. The heated floors would be divine, but I would want to cover or change the tile, and warm up the wall colors. The basement shows an exit door, and I can't figure out where it would go, under the sidewalk? I love the on the street design. It has more than enough back garden, though I would add some plantings.

    1. So much of the color is a permanent thing and you'd have to scrape up walls and floors to change it all!
      Perhaps that "unknown" door is an escape hatch???
      And that back garden screams for trees and plants!~

    When you see graffiti - run !
    That’s more than likely a crime ridden area, and who wants to have to worry about getting mugged, stabbed or shot at your own front door.
    Why don’t they graffiti their own shit ! And don’t tell me that’s urban art.
    Let them graffiti your home and see if you love it.

    1. I don't think graffiti necessarily makes it a high crime area; lots of arty areas have graffiti which is urban art, though not always!

    🤔 I spent more time considering this home than any other you have shown me...that I can't afford!
    The tile actually started to grow on me even though I don't relish the idea of cleaning the grout on the bathroom ceiling! What I would immediately change is the paint colors on the walls. There are nice colors in the tile that could be matched, but the owner chose a weak pastel yellow slapped on.🤢 Then to accent with garage sale mirror and reddish drapes. Changing! ✔️
    The appliances in the kitchen are upscale, but that cabinetry looks like it was salvaged from a house-flipping project...gonna change it! ✔️
    And, WTF? with garage sale metal armoire and slap dash shelving in every room? None of it makes sense. Change!✔️ And change out every light fixture, especially the bare bulb over the bidet! ✔️
    👏💪 I can make this place work! I know, it surprises me, too!! 😲😃

    1. Well, you can take it and toss the furniture and slap on some paint but the kitchen cabinets look to be expensive solid wood cabinetry!
      Send a check for first, last and security, AKA $30K and you're in!!!

  11. Looks like a Toon house. I would quickly tire of the tile and the kitchen built-ins. Although spiral staircases look cool, and this one is spacious, I have always found them to be a pain in the ass. Lots of fun, but definitely not for me.

  13. This home as knocked me back on my heels.

    The Brooklyn neighborhood is one of the five boroughs in New York City. It's a great mix of young and old, mixture of many races and ethnic groups, and a combination of single people and families. It's vibrant and has something for everybody.

    The outside is just what you have in many urban areas. Especially in NY. I am not versed in urban graffiti but hopefully the landlord can come up with solutions.

    I love me some color but this is not it. What is that saying "less is more?" From where I sit, the tile is way over done. Just too much of it. I say use it sparingly/strategically . Also looks like a slipping hazard. I love the layout of the place. You know when one moves in the furniture will be gone. That's good because some of the choices could be better. For one the kitchen table and chairs. How could one be comfortable with guests and lounge through dinner and conversation with those uncomfortable chairs. I love the abundance of light with the large windows and skylights. Don't get me started on a bathtub sitting in the middle of a bedroom. That spiral staircase is cute but my pose a problem to get furniture up to the second floor. It can be done but would take effort. Some of the built-ins in the bedrooms needs an upgrade. I would prefer some type of sturdy, tried and true stone as kitchen countertops. The outdoor patio looks great but with the high walls it looks like one is in a box. Maybe if you trick it out more you can reduce that feeling.

    Since this is a rental I would have to pass. I couldn't put my stamp on it. Even if it was for sale I would pass. We're talking NY/Brooklyn and the home would sell for millions. For that much money I would want it to be close to turnkey. The tile alone would cost a pretty penny to tone down or start over.

  14. I am amused by the riot of colour. I could not cope with the bathrooms at all. I suppose everywhere within the five boroughs is desirable, and expensive.

  16. No. I like colourful tiles but these are just too many in too many rooms, plus I can see myself spiralling down those stairs after tripping on my XXX cat!
